Our Process

Working with a hardscape contractor in Ann Arbor should feel straightforward, not stressful. Here's exactly what to expect when you work with Signature Hardscapes — from the first conversation to the final walkthrough.

Initial Contact & Evaluation

Every project begins with a conversation. When you reach out by phone, email, or through our online form, we will call you within one business day. During that call, we’ll discuss your goals, timeline, and vision for the space, and answer any initial questions you may have. We also use this time to determine whether your project is the right fit for our company and expertise. If it’s a good mutual fit, we’ll schedule an in-person consultation.


In-Person Consultation

The in-person consultation typically lasts about one hour and takes place at your home. We begin by walking the area where the hardscape will be installed and talking through how you plan to use the space. We’ll discuss layout ideas, material options, and your style preferences so the project fits your needs and your property.

We then take measurements and calculate a rough project cost on-site. Before we leave, you’ll have a clear sense of the approximate investment and what the finished space could look like.

If you’d like to move forward, the next step is the design phase. A design fee — typically around 1% of the estimated project cost — is collected to begin creating a detailed layout, material plan, and formal proposal.


Design Phase

The design and proposal phase typically takes about 1–2 weeks. Once the design fee is paid, we create a detailed 3D design along with a formal project proposal outlining materials, scope of work, and pricing.

After reviewing the design and proposal, you’ll have the opportunity to request revisions. We include up to three major design revisions at no additional cost to make sure the layout, materials, and details feel right for your space.


Contract & Deposit

Ready to move forward? We'll finalize the contract and collect a deposit of approximately 10% of the project cost. Once that's in, your project is locked into our schedule.


Construction

A payment of 40% is due on or before the first day of construction, bringing your total to 50%. From there, we handle everything and keep you informed at every stage. You don't need to manage the details — that's our job.


Project Completion & Final Payment

When the work is done, our project manager will walk the site with you to make sure everything meets your expectations. The remaining balance is due at that time. If anything comes up after completion, reach out and we'll respond within one business day.
